There are no houses on the Croatian coast for 30 cents or 1 euro!

Several years ago, numerous widely circulated media outlets reported on Croatia's efforts to address depopulation in specific regions, with several municipalities offering properties at nominal values of 30 cents or 1 euro. This initiative emanated from the Municipality of Legrad, which sought to ameliorate a notably poor demographic situation. However, the media, in its dissemination of this information, neglected to provide essential details regarding the location of Legrad and the root causes of depopulation. It is necessary to clarify that Legrad is not situated along the coast, in fact, it is 281 kilometers inland or approximately a three-hour drive from the nearest beach. Situated on the Hungarian border, Legrad is notably distant from Zagreb and any developed infrastructure, the distance measuring 123 kilometers. The accessibility of Legrad is further characterized by a road network that is neither facile nor expeditious.

In light of these geographical realities, a surge in interest from potential property buyers, particularly emanating from Hungary, has inundated real estate agents with inquiries fueled by the hope of securing seaside properties for a nominal sum of 1 euro. Regrettably, we must dispel such expectations, as no such coastal residences, apartments, or land plots are available at such minimal valuations. To elucidate the current real estate landscape, residential properties in reasonable proximity to the sea currently command starting prices of approximately 150,000 euros. Inspired purchasers seeking habitable properties with proper water and electricity connections should be prepared to allocate a minimum of 180,000-200,000 euros.

This pricing paradigm reflects a twofold increase since 2020-2021, attributed to Croatia's accession to the European Union and the concomitant introduction of the Euro, rendering the market prices comparable to those observed in Spain or Italy.

We earnestly implore potential buyers to temper their expectations and refrain from seeking Legrad on the shores of the Adriatic.
